How much money will I get?

Home Asset Property Services Ltd will pay you up to 100% of the full market value of your property. Under normal circumstances you will receive 70% of valuation immediately plus another 30% after five years tenancy, if you decide to stay on as a tenant.

Is the contract is hard to understand?

All documentation is written in plain English and we encourage you to seek professional advice if you have any doubts.

Is there a buyback option?

We prefer you to buy the house back within five years and so we will give you our right to buy back guarantee which confirms your Right to Buy BackTM the house from us at any time you wish between four and five years after we have purchased it from you. You would normally be able to buy the property back for less than full market value -- see our buyback policy.

How much will it cost me to buy the property back?

No nasty shocks here -- the buyback figure would be based upon the value on the day that we entered into a sell and rent back agreement and would be fixed on that date, so it could not be increased whatever happened to house prices in the meanwhile.

Why don't other companies offer any right to buyback?

Right to Buy BackTM is a registered trademark of whole asset property service Ltd and we pioneered this concept because we want our clients to buy their homes back as quickly as possible and get back on to the property ladder as soon as possible.

Do I have to pay any fees?

Is it is essential that the property it is professionally valued and we would be charged approximately £150 for this. In order to cut down frivolous applications we would ask you to pay this initially, but we would refund this in full after our purchase had been completed.

Will I need to instruct a solicitor?

It is essential that you receive impartial legal advice and yes, you will need to have a solicitor to complete the sale. If you wish to instruct one yourself we will contribute £50 towards their total fees, or alternatively we can provide one from our panel to act for you, free of charge.

How quickly can be sale be completed?

We try to provide the fastest service which is available, and it is possible for us to complete the transaction within six working days of agreement.

What will happen if house prices shoot up over the next five years?

That would be very good news for you! The price that you could buyback at would be fixed from the beginning so that is all that you would have to pay.

Will I be obliged to buyback?

No, you could choose to stay as a tenant for as long as you wished. Our only stipulation would be that you paid the agreed rent regularly and on time, and that all payments were made by direct debit.

How much rent would I have to pay?

Rental charges would be agreed from the outset, based upon the national averages and fixed for the term of five years.

What happens if mortgage interest is increased?

This would not be your problem. As a tenant you would only be liable for the agreed rent, regardless of what happens to interest rates.

Will I need to pay a rental deposit?

No.

Will I need to provide financial references before being granted a tenancy?

No.

Will our agreement be confidential?

You may inform, or seek advice from, whomsoever you wish but home asset property service Ltd will respect your confidentiality.

Are there any extras I will have to pay?

You will still need to pay the usual household bills such as for gas, electricity, water and local authority taxes (rates).

Who will maintain the property?

Home asset property service Ltd will attend to structural damage as well as major problems such as gas, electricity, water or flooding problems, etc. It will be your responsibility to keep the property clean, tidy and well decorated with a view to exercising your right to buyback option in due course.

Who will be the actual owner of the property?

Home asset property service Ltd will be the owner of the property unless you decide to exercise your option to buy the property back between four and five years after the start of our agreement, at the pre-arranged price.

How long will our tenancy last for?

You can stay as a tenant for as long as you wish.

Why is your company so different from the rest?

  • We prefer you to buy your house and back within five years, and to help you achieve that we will offer it to you for less than market value.

  • We will pay you up to 100% of market value, compared to the 65% to 75% which is offered by many other companies.

  • If you decide to stay on as a tenant, we will offer you a five year fixed rental agreement.

Although sell and rent back agreements are not, at the moment, regulated by the Financial Services Authority we recognize your right to be treated fairly and in accordance with any expected future legislation, or FSA regulation. It is likely that the FSA will decide to regulate this market in the future, and we will comply fully with their requirements. In the meanwhile we believe that our service is already compliant with any anticipated regulations.
